-Draw up tenancy agreements
-Arrange Gas Safety certificates ( the cost for this is £75.00)
-Arrange EPC Certificates ( the cost for this is £70.00)
-Move tenants in on the day - and provide them with opening readings of all utilities

All of the Let only services along with :
-Dealing with various issues that may arise
-Protecting tenants deposits into the appropriate scheme
-Arrange A Professional inventory ( costs for this will be notified prior to arranging)
-Provide tenants with photographs ( burned onto a CD) of the condition of the flat. This will avoid any confusion, when the tenancy ends.
-We have a team of good builders, and where necessary are able to respond to any emergency requests.

-NICEIC approved contractors
-Manage tenant expectations
-Any Repairs under £200.00 we would automatically sort out, anything above this we would seek permission from the landlord ( this avoids any un-expected surprises for the landlord)
-All aspects of managing the property - from tenants being locked out, to sorting out boiler problems.
